The Study about the House That Continue to be Attractive for a Long Period of Time: An Analysis about a Material Change Related to Aging

At many advanced countries, housing is the property inherited in the next generation. However, the average life span of house in Japan is about 30 years, that is shorter than the other countries (ex. The United States, Germany and other ones). Almost house have no big problem and trouble. Further, in a lot of case, their performance is not bad and the maintenance is possible.
Since 2009, the spread in Long-term high-quality housing is promoted in Japan. Then, the technical development about the structure and equipment is remarkable on the construction field. On the other hand, how is housing 10 or 20 years later estimated? The majority of Japanese poeple are not worrying about it. Indeed, the housing that have no big problem on structure and equipment is demolished usually in Japan.
The Japanese general number of households is about 4,500 households, and around 50million houses of housing exists. It‘s almost satisfied by the aspect of housing in Japan, but over 1/3 households feel dissatisfaction in housing and residential environment. A building isn’t always recognized as better Long-term assets than a piece of land. In the long run, it isn’t invested in maintenance in housing sufficiently.
Even if housing have the high level technical structure and equipment, the resident of next generation dislike them, they are destroyed in the near future. So the study analyzed about the element of charm in a housing is important to support longevity of housing. The purpose of this study is to reveal the physical and psychological element of house that continue to be attractive for a long period of time. We selected house at IIYAMA for a research, and then made 10 kinds of dirt on the exterior wall. The subjects estimated each of them.
